How we work

We talk before we quote.

We like to start with a conversation, not a fee proposal. The first meeting is a free, in-person consultation in your home — because the best design solutions come from seeing the space, hearing how you live in it, and understanding what you want it to do next.

Design-led, independent of any builder.

We offer something different to a design-and-build package: an independent design process and independent oversight, with the contractor chosen separately and held to your interests through the build.

That usually means a more bespoke result and a second pair of eyes on quality and cost throughout. It's why our work doesn't look like the house next door.

Free consultation

We visit your home (if you're local), walk through it with you and talk through what's possible. No fees, no quotes, no pressure — just a clearer head about your options.

Feasibility & concept design

We test the brief against the building. You'll see options — including the ones you didn't ask for — sketched as plans, sections and 3D views. This is where the right design solution takes shape.

Planning & approvals

We prepare and submit your planning application or Lawful Development Certificate, manage objections and liaise with LB Southwark or LB Lewisham. Party wall coordination starts here.

Technical drawings & tender

Detailed Building Regulations drawings and structural coordination so contractors can price like-for-like. We help you find the right builder and review tenders line by line.

Build management

Regular site visits, contract administration and quality inspections from groundworks to handover. You stay in the loop without having to chase.

Handover

Snagging, certificates, warranties and a calm walk-through. We're still here for the awkward call six months later.
